Abstract

The main objective of this paper is to study the residential density increase in Greater Khartoum and housing needs during the period (1955–2016). No study of population growth had been done in Greater Khartoum before Sudan Independence in 1956.Since then, the government authorities have exertedsignificant efforts in urban and architectural planning along three majordirections regarding the general city planning in Greater Khartoum.The article discusses the successive population growth in Greater Khartoum from (1955) until(2016), which had its negative impact on the distribution of residential lands in the Three Cities of Khartoum.The first housing policy was the Policy of Site and Services (1959), which was known as the Distribution of Housing Plans (First, Second and Third Class residents), but the lack of services left the area uninhabited and this is attributed to the fact that a large number of the inhabitants of the National Capital were unable to build their residences. This had led to a number of negative results such as the deterioration of the environmental health. After stopping this policy in (2005) there appeared some futurepolicies andstrategic solutions for solving the residential problem. Those included the distribution of residential lands with full services, known as the promoted residential lands, distributed at different costs according to site and service type. The other type of housing is that of the Housing and Construction Fund, which offers different types of housing such as popular, economic and investment.
