Abstract

This study is a prelude to the actual implementation of the structural map/plan of Khartoum (KPP5) (2008- 2033) concerning increasing the building-rise after decades of horizontal expansion. The idea of increasing the building-rise is dictated by the rapid up surge of population. Also land values the urban space has skyrocketed. Moreover, the continuous sprawl of the city horizontally has greatly increased the bill for providing the necessary infrastructure and other social and economic facilities. The change from the traditional one-story building to multistory accommodations has not been planned but rather dictated by the more recent needs of supply and demand. As such the new high-rise buildings did not conformation the laws and rules concerning this new development. Living in these new high-rise building has created considerable environmental, planning and socio-economic problems, verefy compelling the authorities to contemplate a new plan encompassing the new idea of high-rise buildings. This study is an attempt to look into the new structural plan considering the spatial and socio-economic ramifications.
